    In fact, they’re currently selling at an average ten percent price premium compared to their two-story counterparts. It’s no coincidence that this strong demand for single-story residences is occurring in conjunction with one of the largest growth periods American history, as massive numbers of baby boomers reach retirement age. The U.S. population of those aged 65+ is projected to grow by 18 million people from 2020–2025, a staggering 38 percent increase. These home buyers are almost always searching for the convenience of single-level living, but they’re not the only ones. Research indicates a strong and growing preference for ranch style homes across nearly all buyer segments, ranging from mature families to young couples seeking a modest starter property. Rich in character and flexibility, ranchers hold broad appeal for many populations.

    What’s old is new again.

    These charming, single-floor houses initially became popular in the 1950s and 1960s. They were usually simple suburban homes, economical to build and attractive to the burgeoning number of young American families that came to be following World War II. In fact, by 1959, the rancher comprised nearly nine out of every ten homes built in the United States. An appealing alternative to the boxy Colonial and Craftsman styles that were the norm at the time, the modern rancher was all about spacious informal living.     As age increases, the desire and ability to climb stairs decreases.

    Due to aging in place concerns, 80 percent of baby boomers and 53 percent of Gen Xers surveyed by the National Association of Home Builders (NAHB) said they would prefer living in a single-story residence. Because there aren’t any steps to contend with in a ranch house, safety improves for fragile seniors and mobility issues can be largely eliminated. The structures have an accommodating rectangular shape, so entrance ramps can easily be added if wheelchair access is required. Parents with young children find these homes appealing, too, because it removes the worry of their toddlers falling down the stairs.

    There’s room to spread out.

    Ranch style homes are deceptively spacious. They usually include an open floor plan that lets in ample light and provides plentiful uninhibited living space. The emphasis on modern casual living often features an open eat-in kitchen and combined great room where the entire family and/or guests can congregate. The lack of interior staircases frees up square footage for the living area. The typical ranch home also offers plentiful opportunities for customization. Even older homes can generally be easily reconfigured by removing interior walls to create usable additional square footage and an open, airy vibe.

    They bring the outdoors inside.

    With a low-to-the-ground profile that stretches horizontally rather than vertically, these single story homes are level with the yard and often feature an L- or U-shaped layout that surrounds a patio area. They seamlessly blend the indoors with the outdoors, creating an ideal space for relaxing or entertaining. Adding French doors, picture windows or retractable sliders enhances this nature-forward effect.

    The farmhouse style is tremendously popular, as is the Craftsman, and updated, adaptable floor plans built to individual specifications enhance their practicality.
